Soft Washing, Not Blasting

High pressure on siding is how you get water behind the panels, cracked stucco, and stripped paint. Soft washing uses low pressure and a cleaning solution that kills organic growth at the root, so it stays gone longer.

🏠

Vinyl And Aluminum Siding

Green algae on the north side and chalky oxidation on the south. Algae responds well. Heavy oxidation on older vinyl improves but does not always clear completely, since the finish itself has broken down.

🏙

Stucco And EIFS

Stucco is porous and cracks under a pressure wand. Soft washing cleans it without driving water into the substrate.

🧱

Brick And Stone

Mortar joints erode under high pressure. Low pressure and the right mix clean brick without opening up the joints.

🌳

Mold, Mildew, Algae

Pressure knocks growth off the surface and leaves the root behind. Our solution kills the root, which is why it takes longer to come back. Deep staining on porous surfaces can leave a shadow even after the growth is dead.

💧

Soffits And Fascia

Spider webs, wasp nests, and dust build up where nobody looks until it is bad. We get up under the eaves.

🌱

Plants Protected

Landscaping gets soaked before we start and rinsed after. Wet plants do not absorb solution.

What Soft Washing Fixes

Most of what makes a house look dirty here is organic growth plus construction dust. Newer neighborhoods in Eagle Mountain and Saratoga Springs sit on open ground where wind carries dirt onto siding constantly.

Green and black algae streaks
Mold and mildew on shaded walls
Construction dust and dirt film
Spider webs under eaves
Oxidation chalk on vinyl
Sprinkler mineral staining

Why Pressure Is The Wrong Tool

We get calls to fix what someone else did with a pressure washer. Once water gets behind siding it does not dry, and that turns into a much bigger problem than dirty walls.

Water forced behind siding
Cracked or chipped stucco
Stripped paint and finish
Damaged window seals
Growth returns in weeks
Voided siding warranties

How It Works

Soft washing is a chemistry job more than a pressure job. The prep matters most.

1

Inspect The Exterior

We identify the surface, find the growth, and note any damage before water touches anything.

2

Protect Landscaping

Plants get saturated and covered. Fixtures and outlets get protected. This step is not optional.

3

Apply And Dwell

The solution goes on at low pressure and sits long enough to kill the growth at the root.

4

Rinse And Walk It

Everything gets rinsed top to bottom, plants included, then we walk the house with you.

Common Questions

What is the difference between house washing and pressure washing?

Pressure washing uses force and is for hard surfaces like concrete. House washing uses low pressure plus a cleaning solution, which is why it is called soft washing. Siding and stucco cannot take the force, so the chemistry does the work instead.

Will soft washing damage my siding or plants?

No. Low pressure is gentler than a garden hose in most cases. Plants get soaked before we start and rinsed after, and wet plants do not absorb the solution. Prep is what protects the landscaping, and we do not skip it.

How much does house washing cost?

It depends on square footage, the number of stories, and how much growth we are dealing with. A single story rambler is quick. A three story home with heavy algae takes longer. Call with your address and we will quote it flat.

How often should I wash my house?

Once a year for most homes in this area. If you are on a shaded lot, back onto open field, or live near active construction, you may want it more often. Growth on the north side is usually the first sign.

Will the green stuff come back?

Eventually, but slower than if it were pressure washed off. Pressure knocks growth off the surface and leaves the root. Our solution kills it, so it has to start over rather than pick up where it left off.

Do you wash stucco?

Yes, and stucco is exactly why soft washing exists. It is porous and cracks under a pressure wand, and once water gets into the substrate you have a real problem. Low pressure cleans it without that risk.
