What We Pressure Wash

Concrete holds onto everything. Oil, rust, sun baked dirt, and tire marks work into the pores and stay there. The right pressure with the right tool lifts what is liftable without chewing up the surface. How much comes up depends on how deep it went and how long it sat.

🚘

Driveways

The biggest surface on most properties and the first thing anyone sees. Oil drips, rust runs, and tire marks improve substantially in most cases, though how much depends on how long they have been sitting.

🚶

Sidewalks And Walkways

Foot traffic grinds dirt into the pores. A surface cleaner lifts it evenly across every slab and brings the concrete much closer to its original color.

🏠

Patios And Decks

Concrete patios, pavers, and stamped surfaces. Pressure gets dialed to the material so nothing gets damaged.

🏦

Commercial Concrete

Entryways, loading zones, and dumpster pads. Gum, grease, and traffic film handled on a schedule that fits your hours.

🪨

Rust And Oil Stains

Sprinkler rust and engine oil need chemistry, not just pressure. We treat the stain first, then wash. Results depend on the age and depth of the stain, and we will tell you what to expect before we start.

🛡

Surface Cleaners, Not Wands

A wand leaves stripes because you cannot hold it perfectly even. A surface cleaner covers uniformly. That is the whole difference.

Concrete And Flatwork

Hard surfaces take real pressure, and here the trick is consistency rather than force. A surface cleaner spins two jets at a fixed height so every square inch gets identical treatment. That is why our slabs come out one color.

What Needs Soft Wash Instead

Not everything should take high pressure. Siding, stucco, roofs, and painted wood get damaged by it. Those need low pressure and the right solution, which is a different service.

How It Works

Four steps. We protect first, wash second, and never rush the prep.

1

Walk The Property

We look at the surface, find the stains that need pretreatment, and note anything fragile.

2

Protect And Prep

Plants get wet down and covered. Fixtures and outlets get protected before any water moves.

3

Treat And Wash

Stains get treated, then the surface cleaner runs the whole slab at consistent pressure.

4

Rinse And Inspect

Everything gets rinsed down and we walk it with you before we pack up.

Common Questions

How much does pressure washing a driveway cost?

It comes down to square footage and how bad the staining is. A standard two car driveway is quick. Heavy oil or rust takes pretreatment and more time. Send a photo or call with your address and we will quote it flat.

Will pressure washing damage my concrete?

Not when it is done right. Damage happens when someone holds a narrow wand tip too close and cuts into the surface. We use surface cleaners at a fixed height and set the pressure to the material. That is what keeps concrete intact.

Why does my neighbor's driveway have stripes?

That is wand striping, and it means whoever cleaned it used a handheld wand and could not hold a perfectly even pass. A surface cleaner covers uniformly, which is why we use one on every flat surface.

Can you get oil stains out of concrete?

Often we can improve them a lot, but it depends on the stain. Fresh oil usually responds well. Oil that has soaked into the pores for years typically lightens rather than disappears, because it has moved below the surface. Rust behaves the same way. We treat the stain before washing, look at it honestly, and tell you what kind of result to expect before you commit.

How often should concrete be pressure washed?

Once a year keeps most driveways looking right. If you are under trees, near a construction site, or dealing with sprinkler rust, twice a year is better.

Do you pressure wash siding too?

Not with high pressure, because it forces water behind the panels and can damage the finish. Siding gets soft washed, which is low pressure and a cleaning solution that kills the algae at the root. That is a separate service.
